The possibility of a Buc-ee’s opening in Pennsylvania

0

PENNSYLVANIA — As Buc-ee’s continues expanding beyond its Texas roots and deeper into the Midwest and East Coast, questions remain about where the company could go next. One state that frequently appears in discussions among travelers and economic development officials is Pennsylvania.

While Buc-ee’s has not announced any Pennsylvania locations, the company’s recent expansion strategy suggests the Keystone State could be a logical future market.

The travel center chain has recently announced or advanced projects in states including North Carolina, Wisconsin, Kansas, Louisiana, Nebraska and Arizona. Construction is also moving forward on a second Virginia location in Stafford County along Interstate 95, bringing the Buc-ee’s brand closer to the Mid-Atlantic and Northeast than ever before.

Pennsylvania’s location between the Midwest and the Northeast, combined with several heavily traveled interstate corridors, makes it a state that fits many of Buc-ee’s site-selection requirements.

Why Pennsylvania Makes Sense

Buc-ee’s typically targets locations with high traffic volumes, strong tourism activity, major interstate access and sufficient land for its large-format stores, which often exceed 70,000 square feet and feature more than 100 fuel pumps.

Pennsylvania is crossed by several major interstate highways, including Interstate 76, Interstate 80, Interstate 81, Interstate 83, Interstate 70 and Interstate 95. Millions of travelers pass through the state annually while traveling between the Midwest, Mid-Atlantic and Northeast.

The state’s combination of urban population centers and rural land availability creates multiple areas where a Buc-ee’s could potentially be developed.

Most Likely Pennsylvania Locations

Carlisle Area (Interstate 81 and Pennsylvania Turnpike)

The Carlisle area may be the strongest candidate if Buc-ee’s enters Pennsylvania.

Located at the crossroads of Interstate 81 and the Pennsylvania Turnpike (Interstate 76), Carlisle serves as one of the busiest transportation hubs in the eastern United States. The region already supports major trucking, warehousing and distribution operations and sees heavy traffic from travelers heading between New England, the Mid-Atlantic and the South.

The availability of large parcels of land near interstate interchanges makes the area especially attractive for a development the size of Buc-ee’s.

Harrisburg Area (Interstate 81, Interstate 83 and Route 322)

The Harrisburg region offers another strong possibility.

As Pennsylvania’s capital region, Harrisburg sits at the intersection of several major highways and serves as a gateway between Philadelphia, Pittsburgh, Baltimore and New York. A Buc-ee’s near the outskirts of the metropolitan area could draw both interstate travelers and local customers while avoiding the land constraints found in more densely developed urban areas.

Bellefonte or State College Area (Interstate 80 and Interstate 99)

Central Pennsylvania has become a major crossroads for travelers moving between eastern and western portions of the state.

A location near the Interstate 80 and Interstate 99 interchange would capture traffic from Pennsylvania, Ohio, New York and Maryland. The area also sees significant tourism and university-related travel throughout the year.

New Stanton Area (Interstate 70 and Pennsylvania Turnpike)

Westmoreland County’s New Stanton area has long been a major travel stop for motorists.

Located where Interstate 70 meets the Pennsylvania Turnpike, the area serves travelers moving between Pittsburgh, Ohio, Maryland and points farther east. The interchange’s high traffic volumes align closely with the type of locations Buc-ee’s has targeted elsewhere.

Interstate 80 Near the Ohio Border

Another possibility would be along Interstate 80 in Mercer County or nearby areas.

This corridor handles significant long-distance traffic between Chicago, Cleveland, New York and New England. Buc-ee’s has increasingly focused on locations that can serve regional travelers making long interstate trips, and western Pennsylvania would fit that model.

Less Likely but Still Possible

The Interstate 95 corridor near Philadelphia would offer tremendous traffic volumes, but land costs, development challenges and limited availability of large parcels make the area less attractive than central or western Pennsylvania.

Similarly, the Pocono Mountains region sees substantial tourism traffic but lacks the year-round interstate traffic levels found at Pennsylvania’s major highway junctions.

What Happens Next?

For now, Buc-ee’s has not publicly announced plans for Pennsylvania. The company remains focused on projects already underway in several states and on opening additional locations across the Midwest and East Coast.

However, Pennsylvania possesses many of the characteristics Buc-ee’s typically seeks when entering new markets. Major interstate corridors, strong tourism activity, large travel volumes and available development sites all work in the state’s favor.

If Buc-ee’s eventually expands into Pennsylvania, transportation hubs such as Carlisle, Harrisburg, State College or New Stanton appear to be among the most logical locations based on the company’s current growth strategy and site-selection patterns.

While no Pennsylvania project has been announced, the chain’s continued move northward and eastward suggests the Keystone State could eventually become a serious contender for a future Buc-ee’s location.
